President, Standard Life Investments (Real Estate) Inc.
David joined Standard Life in 1982 and has been with Standard Life Investments since its inception. He is extensively experienced in all aspects of real estate investment management and development of real estate assets. David has been responsible for portfolio establishment, development management, portfolio management and business development into new markets. He heads our real estate team which comprises over 120 investment and real estate specialists based in Edinburgh, Toronto, Paris, Boston and Hong Kong.
Head of Canadian Real Estate
Blair McCreadie is responsible for the overall operation of Standard Life Investments (Real Estate) Inc. in Canada including oversight of the Standard Life Real Estate Fund portfolio management team, together with product development, marketing and business development for Canadian real estate fund products being marketed to investors.
Blair has a considerable breadth of direct real estate expertise including property valuations, leasing, asset management, financing and acquisitions and dispositions. He began his career as a project manager for a Toronto municipality, which was followed by several years as a property appraiser and consultant with two Canadian real estate companies before he joined the Standard Life Group in 1997. Blair spent several years as a mortgage lender and appraiser before taking a prominent role in the real estate department at Standard Life Assurance Company of Canada in 2001. In 2006, he joined Standard Life Investments (Real Estate) Inc. where he has been ever since. Until his recent promotion to Head of Canadian Real Estate, as a senior member of the real estate team in Canada, Blair has been focusing on acquisitions and dispositions as well as oversight and leadership for the SLREF. Blair has also been actively involved in the launch of the new Canadian Real Estate Fund (CREF) where Blair will be the Fund’s manager.
Blair is a graduate of York University and an Accredited Appraiser Canadian Institute (AACI) with over 20 years of experience in a variety of real estate related roles.
William Secnik is Fund Manager for the Standard Life Real Estate Fund. He is responsible for the overall strategy and performance of the fund.
William has over 17 years of progressive experience focused on national real estate investments related to income, redevelopment and development/greenfield assets. With over $2.5 Billion in transactional activity, he has an extensive history involving acquisitions, financings, repositionings and dispositions on behalf of investment vehicles (core and opportunity funds) and leading TSX-Listed firms. Prior to joining Standard Life Investments (Real Estate), William was a senior member at First Capital Realty, focused on growing their mixed-use portfolio while divesting non-core assets.
William is a graduate of Ryerson University and University of British Columbia’s Urban Land Economics Program. He is also a Registered Salesperson under Ontario’s Real Estate and Business Brokers Act.
Glenn D'Silva is responsible for the overall performance of the Fund's assets under management. His responsibilities include actively reviewing the overall Fund strategy including acquisitions and dispositions, performance of the investments by product type, policy and guideline requirements, and regional location.
Glenn has over 23 years of real estate experience in Treasury, Project Financing, Institutional Advisory and Portfolio Management. Prior to joining Standard Life Realty Advisors in April 2005, he worked at The Sun Life Assurance Company of Canada in their Real Estate group for over 10 years in a number of progressive roles. He started his career in real estate in 1988 in the Treasury department of Markborough Properties Inc.
Glenn holds an MBA in Finance from the University of Windsor.
Property Finance Manager
Greg Martin is part of the Standard Life Investments global real estate finance and operations team and provides overall financial management and support to the Canadian real estate team in the areas of financial reporting and compliance, fund operations, fund administration, taxation and investor reporting. Prior to joining Standard Life Investments, Greg held the position of Senior Manager Accounting Policy and Finance Head, Corporate Real Estate at the BMO (Bank of Montréal). He also held the position of Controller of the Retail Division at Vornado Realty Trust, based in New York. Along with his accounting and finance expertise, Greg brings a strong, strategic, business acumen to the Canadian Real Estate team.
Greg is a Chartered Accountant and also holds an MBA in International Accounting from Saint Mary's University in Halifax.
Warwick Marchant is focused on specific value add projects with a view to driving financial performance within the portfolio. This includes designing and implementing capital improvement, leasing and repositioning strategies on individual assets; with resulting gains ultimately crystallized through a disposition. Warwick also adds strength to our active acquisition program and enhances our capabilities to place new investment capital into the market.
Warwick joined Standard Life Investments Inc. in March 2010, bringing more than 15 years of multi-disciplinary commercial real estate experience to the team, including brokerage investment sales experience, as well as more than 10 years of progressive positions with Canadian Real Estate Investment Trust leading to Associate Vice President, active in Leasing, Asset Management and Acquisitions. He holds a B.A. Economics from Queens University.
As Analyst, Manuela Sarnecki supplies analytical support to the team. Manuela has over 10 years experience in the field of commercial real estate, holding positions in research, asset management and acquisitions. Since joining Standard Life in 2004 Manuela has worked on 71 acquisition transactions with a total volume of $597,873,000 and has also been involved with dispositions of assets for the pooled fund that equates to 12 transactions totaling $31,713,000.
Manuela began her career in real estate in 1997 at Colliers International. Prior to joining Standard Life Realty Advisors, Manuela held analyst positions with Jones Lang LaSalle and The Beer Store. Manuela holds a Bachelor of Applied Arts in Geography from Ryerson University and a Masters in Urban Planning from McGill University.
